Purchasing a Home in Palm Beach County? We Have Important Resources to Help.

As a new homeowner in Palm Beach County, don’t let your hard-earned real estate fall into the hands of scammers. Property and mortgage fraud is the fastest growing white-collar crime in the United States. With Florida being one of the hottest housing markets in the country, criminals may use the fast sale of property as an opportunity to strike.

Our office has three incredibly easy to use resources to help you protect your home from fraud, provide copies of important documents are low cost and make sure that you aren’t overpaying for services.

First, our Property Fraud Alert system is a free automated tool that monitors your name in our recording database. Whenever a document is recorded in Palm Beach County, you will get an alert within 48 hours detailing what was recorded. It’s an important first step in staying vigilant. Simply sign up with an email address or phone number.

If you need a copy of your deed, mortgage, notice of commencement or any number of home related documents you can access our publicly accessible search portal at any time to find non-certified electronic versions of those documents. Viewing is free, with hard copy documents starting at only $1 per page.

Finally, our office’s Value Adjustment Board is available to assist you in petitioning the market value of your property. Taxpayers are notified in August of their property’s assessed and market values by the Palm Beach County Property Appraiser. If you feel the assessment, classification or exemption status for your property is not correct, you may file a petition with the Value Adjustment Board. As an independent entity, the VAB works separate from the Property Appraiser and Tax Collector so you get a fair and balanced assessment.

The Clerk’s office is committed to keeping you up to date with what we offer so that you can take advantage of every resource available. My team will continue to stay alert for fraud, and I hope that you will join us in that mission.

Regards,

Joseph Abruzzo
